Read on to learn how much they&#8217;ll cost you and how to deal with them effectively.<\/strong><\/span><\/h3>\n<p>December is traditionally a quiet month in the property market &#8211; but that&#8217;s not proving to be the case this year.<\/p>\n<p>Buyer demand is up with the property portal Rightmove suggesting first-time buyers (FTBs) are leading the charge*.<\/p>\n<p>So why is there so much momentum when buyers and sellers typically ease off in the run-up to Christmas?<\/p>\n<p>As many industry experts predicted in the aftermath of the Autumn Budget, impending changes to Stamp Duty have generated a flurry of activity.<\/p>\n<h3><span style=\"color: #bda762;\"><strong>Stamp Duty Changes<\/strong><\/span><\/h3>\n<p>Cast your mind back to September 2022, and you may recall that Kwasi Kwarteng announced Stamp Duty cuts as part of the now infamous &#8216;Mini-Budget&#8217;.<\/p>\n<p>When Jeremy Hunt took over as Chancellor shortly afterwards, he added a sunset clause that meant the Stamp Duty cuts would end on March 31, 2025.<\/p>\n<p>And as the new Labour Government made no mention of extending the concessions in the Autumn Budget, they&#8217;ll expire next year.<\/p>\n<p>As a result, from April 1, 2025, Stamp Duty thresholds will return to what they were a few years ago.<\/p>\n<p>(In a separate Autumn Budget measure, the second home surcharge that landlords and property investors pay on top of Stamp Duty was hiked, without notice, from 3% to 5%.)<\/p>\n<h3><span style=\"color: #bda762;\"><strong>What you&#8217;ll pay<\/strong><\/span><\/h3>\n<p>For FTBs in England and Northern Ireland, the threshold at which they start paying Stamp Duty will drop from \u00a3425,000 to \u00a3300,000.<\/p>\n<p>First-Time Buyers Relief will also change and only apply to purchases of first homes up to \u00a3500,000 (currently, it&#8217;s \u00a3625,000).<\/p>\n<p>Meanwhile, for home-movers, the threshold will go from \u00a3250,000 back to \u00a3125,000.<\/p>\n<p>The Stamp Duty rates will then apply as follows:<\/p>\n<ul>\n<li>The next \u00a3125,000 (the portion from \u00a3125,001 to \u00a3250,000) \u2013 2%<\/li>\n<li>The next \u00a3675,000 (the portion from \u00a3250,001 to \u00a3925,000) \u2013 5%<\/li>\n<li>The next \u00a3575,000 (the portion from \u00a3925,001 to \u00a31.5 million) \u2013 10%<\/li>\n<li>The remaining amount (the portion above \u00a31.5 million) \u2013 12%<\/li>\n<\/ul>\n<h3><span style=\"color: #bda762;\"><strong>Who will be bit the hardest?<\/strong><\/span><\/h3>\n<p>The impact of the changes will depend on the price of the property you&#8217;re purchasing and what type of buyer you are.<\/p>\n<p>However, newcomers to the market will undoubtedly be among those most impacted. The proportion of FTBs getting dragged into paying Stamp Duty will double to 40% from April**.<\/p>\n<p>FTBs with more money in their pocket to spend will feel the sting most.<\/p>\n<p>For example, an FTB buying a home worth \u00a3310,000 will pay nothing under the current system, rising to \u00a3500 next April.<\/p>\n<p>However, an FTB with a bigger budget, buying a \u00a3425,000 property, will pay nothing before April \u2013 and a hefty \u00a36,250 after that.<\/p>\n<p>For a home mover buying a \u00a3500,000 primary residence, their Stamp Duty bill will rise from \u00a312,500 to \u00a315,000 in April.<\/p>\n<h3><span style=\"color: #bda762;\"><strong>Implications for the market<\/strong><\/span><\/h3>\n<p>The impact of the Stamp Duty changes will be most significant in higher-priced regions of England.<\/p>\n<p>Indeed, Rightmove has reported an uptick in first-time buyer demand in these areas since the Autumn Budget*.<\/p>\n<p>Buyers will have to move quickly, though, as transactions usually take several months to complete. It will be a matter of working against the clock (with an experienced estate agent to steer things along) to get a deal through.<\/p>\n<p>However, on the upside, the push to complete before the deadline may focus the minds of buyers and sellers (who may be facing an increased Stamp Duty bill themselves if they&#8217;re buying their next home).<\/p>\n<p>FTBs and cash buyers will find themselves in a strong negotiating position, as sellers &#8211; keen to beat the deadline too \u2013 will be looking to avoid complex property chains.<\/p>\n<h3><span style=\"color: #bda762;\"><strong>Pushing for a quick deal<\/strong><\/span><\/h3>\n<p>If you want to complete a deal before April, there are a few key things to prioritise.<\/p>\n<p>Firstly, you&#8217;ll need experienced professionals in your corner. If you&#8217;re selling, choose your agent wisely (experience matters in times like these), and ask for recommendations when selecting a conveyancer (the cheapest isn&#8217;t always the best).<\/p>\n<p>It&#8217;s also vital that you&#8217;re organised with paperwork and respond promptly to enquiries. Sign documents promptly and be proactive with your communication.<\/p>\n<p>Also, let those you&#8217;re working with know what time scale you&#8217;re working towards.
