East Sussex\u2019s property market is entering the heart of summer on a cautiously steady footing. <\/span><\/h3>
Nationwide\u2019s House Price Index reveals that, as of June 2025, UK annual house\u2011price growth has decelerated to 2.1\u202f%, down from 3.5\u202f% in May, with a 0.8\u202f% month\u2011on\u2011month dip. This softening in price growth may be largely attributed to the increase in stamp duty rolled out at the start of April. This market shift has meant buyers have become a little more cautious, with sellers contending with increased listings as a result. However, this softening in growth hasn\u2019t impacted expectations coming into the Summer market, as we expect an increase in market activity according to annual trends.<\/div>

Sold\u2011price records indicate that the annual average in the South East hovered around \u00a3425,900, down modestly from its 2022 peak of about \u00a3438,900. Combining Rightmove\u2019s data from June with Nationwide\u2019s July House Price Index, the data reveals that terraced houses have risen in value by the greatest percentage rise, with average prices up 3.6% on last year. Semi-detached properties follow with a 3.3% annual increase, while detached properties saw a 3.2% increase on last year. So, while growth may have slowed a little there has been significant rises on last year’s averages. The annual price growth of flats has seen the largest impact from the market shift, slowing to a percentage rise of 0.3%. Detached property prices average at just over \u00a3600,000, with terraced homes averaging \u00a3413,000, highlighting both price resilience in desirable segments and some softening in flats (\u00a3274,000).<\/div>

So, what does this mean for you as a seller?\u00a0<\/b><\/span><\/h3>
In Hailsham, on average, the asking price of properties on the market are reduced by 1.6% in order to achieve a sale. There is a high level of price reductions in the market currently, as sellers are needing to adjust expectations for the current market amid the stamp duty rises. However, a good agent will value a property accurately, taking into account the recent shifts in the market in order to attract the highest level of interest. Many agents will give a flattering figure in order to attract your business, before reducing the price down the line. It is imperative in the current market to price your property accurately to make the most of the \u2018new listing\u2019 benefits.
