Here are our thoughts.<\/strong><\/span><\/h3>\n<h3><span style=\"color: #bda762;\"><strong>Give it a refresh<\/strong><\/span><\/h3>\n<p>Be objective. Take a long, hard look at your home.<\/p>\n<p>A lack of kerb appeal, clutter, broken stuff and dated d\u00e9cor are the main things that put buyers off, in our experience.<\/p>\n<p>Potential buyers (and sometimes agents too) are often too polite to say so.<\/p>\n<p>Ask a friend you can trust to be honest (you know, the one who isn\u2019t scared to say you\u2019ve put on weight) for their help.<\/p>\n<h3><span style=\"color: #bda762;\"><strong>Cut the price<\/strong><\/span><\/h3>\n<p>But whoa, not so fast. It\u2019s not a silver bullet.<\/p>\n<p>It could make your home look like a lemon. It will be hard to raise it again later.<\/p>\n<p>If you think price is the problem, talk to your agent. They should be able to tell you about the current market in your area. They\u2019ll know (or should) about what similar homes have sold for recently. They\u2019ll help you develop a plan.<\/p>\n<h3><span style=\"color: #bda762;\"><strong>Sack your estate agent<\/strong><\/span><\/h3>\n<p>We\u2019re sticking our fingers in our ears now, singing la-la-la and pretending we didn\u2019t say that.<\/p>\n<p>But it\u2019s true that some agents put more passion into selling a property than others.<\/p>\n<p>Again, it\u2019s not that simple, though. Different agents do better with some types of property than others. They attract different types of buyers. They have different marketing strategies.<\/p>\n<p>So changing your agent and having a bit of a relaunch could help.<\/p>\n<p>This is another example of when you absolutely must talk to your agent first. Explain your concerns. See what they have to say.<\/p>\n<p>Check the contract you have with them, too. In case it has a long lock-in period. (Ours don\u2019t, by the way.)<\/p>\n<h3><span style=\"color: #bda762;\"><strong>Have a strategy<\/strong><\/span><\/h3>\n<p>In our experience, a well-presented, properly priced and marketed property will find a buyer.<\/p>\n<p>So choosing the right estate agent in the first place can save you from the headache of all headaches further down the line.<\/p>\n<p>As your local independent agent, we know the local market inside out.
