{"id":12947,"date":"2026-03-18T10:48:10","date_gmt":"2026-03-18T10:48:10","guid":{"rendered":"https:\/\/www.craneandco.co.uk\/pages\/?p=12947"},"modified":"2026-03-18T10:48:10","modified_gmt":"2026-03-18T10:48:10","slug":"what-hailsham-eastbourne-landlords-need-to-know-about-eicrs-and-tips-to-save-you-money","status":"publish","type":"post","link":"https:\/\/www.craneandco.co.uk\/pages\/what-hailsham-eastbourne-landlords-need-to-know-about-eicrs-and-tips-to-save-you-money\/","title":{"rendered":"What Hailsham &#038; Eastbourne Landlords Need to Know About EICRs (And Tips to Save You Money)"},"content":{"rendered":"<h3><span style=\"color: #618899;\"><strong>Electrical Installation Condition Reports (EICRs) have been around for several years, but the new Renters\u2019 Rights Act in England increases penalties for failing to have a valid one. <\/strong><\/span><\/h3>\n<p><strong><em>Here\u2019s what you need to know, and some tips to save you money.<\/em><\/strong><\/p>\n<h3><span style=\"color: #bda762;\"><strong>The lowdown on EICRs<\/strong><\/span><\/h3>\n<p>Electrical wiring in a rented property must be tested periodically by a qualified electrician, and an Electrical Installation Condition Report must be prepared.<\/p>\n<p>EICRs last for five years max (but it can be less).<\/p>\n<p>For a new build or a newly rewired property, the initial electrical installation certificate (EIC) can stand in place of an EICR for five years.<\/p>\n<p>A copy must be given to your tenant, or to new tenants when they move in, and needless to say, keep copies yourself.<\/p>\n<p>There are slight differences in the rules across the UK&#8217;s different countries, but the basics are similar nationwide.<\/p>\n<h3><span style=\"color: #bda762;\"><strong>How EICRs work<\/strong><\/span><\/h3>\n<p>The inspecting electrician checks the fixed wiring, sockets, switches, light fittings, showers, fixed heaters, and consumer unit (AKA fuse box), amongst other things.<\/p>\n<p>EICRs don\u2019t use a straightforward pass\/fail system. If there are any issues, the electrician will flag them up with the following codes:<\/p>\n<p>C1: Danger present. Risk of injury. Immediate action is required.<\/p>\n<p>C2: Potentially dangerous. Urgent action required.<\/p>\n<p>C3: Caution. Improvement recommended.<\/p>\n<p>F1: Further investigation recommended.<\/p>\n<p>Bear in mind that the rules and regs on electrical safety change from time to time. They may be different from the last time you had an EICR.<\/p>\n<p>It\u2019s best to put yourself in the pros&#8217; hands here. Take advice from your electrician on what to do next.<\/p>\n<p>EICRs don\u2019t normally cover portable appliances like toasters and kettles. These should instead have a periodic PAT (portable appliance test). You aren\u2019t responsible for testing your tenant\u2019s appliances, however.<\/p>\n<h3><span style=\"color: #bda762;\"><strong>EICRs \u2013 Money-saving tips<\/strong><\/span><\/h3>\n<p>The cost of an EICR depends on who does it. Ask for quotes first.<\/p>\n<p>According to Checkatrade the cost should be in the region of \u00a3100-\u00a3250, depending on property size.<\/p>\n<p>Beware of \u2018bargain basement\u2019 EICR services offering too-good-to-be-true prices. They may cut corners or make up the difference with inflated charges for any work that needs to be done.<\/p>\n<p>If any faults require remedial work, it is usually better to have the electrician who carried out the EICR do the work.<\/p>\n<p>If you use another electrician, they may need to repeat the entire EICR, which will add to the cost.<\/p>\n<p>Quite apart from the safety risk to tenants, the new Renters\u2019 Rights Act in England gives local authorities new powers to demand your EICR.
