If you\u2019ve left things late, don\u2019t panic. Our five-point action plan will help bring you back on track.<\/em><\/strong><\/p>\n<ol>\n<li><strong style=\"color: #618899;\">Do you need Section 21?<\/strong><\/li>\n<\/ol>\n<p>If you need to use it, get your skates on now. Like today.<\/p>\n<p>Section 21 so-called \u2018no fault\u2019 evictions can\u2019t be issued after April.<\/p>\n<p>Instead, you\u2019ll need to use the Section 8 route and have specific statutory grounds for taking back your property.<\/p>\n<ol start=\"2\">\n<li>\n<h3><span style=\"color: #618899;\"><strong> Is your rent right?<\/strong><\/span><\/h3>\n<\/li>\n<\/ol>\n<p>Check that you\u2019re charging the correct rent amount.<\/p>\n<p>Adjust it ASAP if needed.<\/p>\n<p>From May, you\u2019ll only be able to increase the rent once a year and up to market levels. You\u2019ll need to use the Section 13 procedure and give two months\u2019 notice.<\/p>\n<p>(We\u2019ll be happy to advise you on current local rent levels by the way.)<\/p>\n<ol start=\"3\">\n<li>\n<h3><span style=\"color: #618899;\"><strong> Issue the official Renters\u2019 Rights Act Information Sheet<\/strong><\/span><\/h3>\n<\/li>\n<\/ol>\n<p>The Government has published an official information sheet, <a href=\"https:\/\/assets.publishing.service.gov.uk\/media\/69bc04b8f7b1c24d8e23ce60\/The_Renters__Rights_Act_Information_Sheet_2026.pdf\">available here as a PDF.<\/a> It tells tenants how the new law affects their tenancy.<\/p>\n<p>This sheet must be issued to all existing tenants \u2013 including everyone named on the tenancy \u2013 by the end of April.<\/p>\n<p>No ifs, no buts, it\u2019s got to be done.<\/p>\n<p>You can email the PDF or print it, post it, or hand-deliver it. Either way, keep some proof.<\/p>\n<p><strong>Tip<\/strong>. You don\u2019t need to issue a new tenancy agreement to existing tenants. Existing Assured Shorthold Tenancies automatically convert to the new Assured Periodic Tenancies on 1 May.<\/p>\n<p>But if you don\u2019t have a written tenancy agreement, you should issue one now, and for all new tenancies in the future.<\/p>\n<ol start=\"4\">\n<li>\n<h3><span style=\"color: #618899;\"><strong> Check those important docs<\/strong><\/span><\/h3>\n<\/li>\n<\/ol>\n<p>Check that gas safety certificates, electrical safety reports (EICRs), and EPCs are up to date.<\/p>\n<p>If your property requires a licence, check whether it\u2019s still valid.<\/p>\n<p>Make sure your tenant\u2019s deposit is protected in an approved scheme.<\/p>\n<p>While these aren\u2019t a new requirement under Renters\u2019 Rights \u2013 you must have them anyway \u2013 it will avoid any probs later.<\/p>\n<ol start=\"5\">\n<li>\n<h3><span style=\"color: #618899;\"><strong> Inspect your property<\/strong><\/span><\/h3>\n<\/li>\n<\/ol>\n<p>If anything needs attention \u2013 like slipped tiles or signs of damp after a long, wet, windy winter \u2013 get it sorted.<\/p>\n<p>Again, this isn\u2019t a new requirement under Renters\u2019 Rights \u2013 it\u2019s good practice anyway \u2013 but it will help get the new system off on the right foot.<\/p>\n<h3><span style=\"color: #bda762;\"><strong>Two things you DON\u2019T need to do now<\/strong><\/span><\/h3>\n<p>Renters\u2019 Rights will bring in a Private Rented Sector Database and a Private Rented Sector Landlord Ombudsman.<\/p>\n<p>Landlords will need to join these schemes.<\/p>\n<p><em>But they aren\u2019t up and running just yet, so there\u2019s nothing to do for now.<\/em><\/p>\n<p>We know this is a really challenging time for landlords.
