We are negotiating a healthy number of deals and\u00a0although buyer enquiry\u00a0numbers are down slightly, this is off the back of that\u00a0unrealistically high demand of the past couple of years, that sent property\u00a0prices through the\u00a0roof.<\/p>\n<p>We also need to be careful how we interpret\u00a0the headlines. For example, while the Bank of England base rate rose to 4%\u00a0earlier this month, the\u00a0financial institutions are clearly convinced that this\u00a0is a temporary situation, as evidenced their long-term fixed mortgage rates,\u00a0which are actually\u00a0coming down.<\/p>\n<p>Market confidence has been only slightly\u00a0dented, and as interest rates have peaked so quickly, primarily to curb\u00a0inflation (which they seem to be\u00a0doing) so they are expected to fall in the\u00a0foreseeable future. Remember that much of the inflation we have experienced can\u00a0be attributed to global\u00a0oil prices, which are now about a third lower than they\u00a0were a year ago.<\/p>\n<p>Of course you can never plan to buy or sell\u00a0at precisely the right time and as the legendary investor Warren Buffet said,\u00a0\u201cIf you can buy or sell within\u00a010% of the bottom or the top of the market\u00a0respectively, you\u2019re doing well\u201d.<\/p>\n<p>Having said that, most people buying or\u00a0selling now are less concerned about what the market is doing and are more\u00a0interested in moving house\u00a0for real reasons \u2013 schools, jobs, family, upsizing,\u00a0downsizing, divorce, death and debt. These personal factors have a minimal impact\u00a0on house\u00a0prices but they do keep the market active. And activity is good for\u00a0everyone.<\/p>\n<p>Much of the fallout from September\u2019s\u00a0mini-budget is now history and it will soon be spring, when home movers come\u00a0out of hibernation once again.\u00a0Now could be a good time to put your property on\u00a0the market \u2013 so you can harness this activity slightly ahead of the rest of the\u00a0market. It really\u00a0could pay you dividends.
