The more you do now, in advance, the smoother your selling experience will be.

2 – Get your legal paperwork started

  • Contact your conveyancer (or appoint one). Get a head-start on the legal forms and paperwork now.  This will save you hours of work when you are ready to list your home and potentially save you lots of stress when your mind will be on the selling process itself.  Being ‘contract ready’ means your conveyancer can send the contract pack to your buyer’s solicitor the same day you agree your sale.  This can shave weeks off your move.
  • Guarantees, receipts, maintenance contracts, building permissions and insurance documents have a habit of being ‘filed somewhere’ . Start a file now to organise these important documents and the documents you received when you purchased your home.  Avoid the stress by being prepared well in advance.

3 – Mortgage and finances

  • Start talking to your mortgage advisor or lender today. They’ll need to do a number of checks and assessments with you as well as advise you on what mortgage is best for you. Current lending requirements mean that this part of the process may take longer than you had experienced last time you moved home. This will also give you the opportunity for you or your advisor to ‘shop around’ and compare mortgage products.  Having a firm agreement in principle makes the next stage much swifter and a lot less stressful.  If you have funds in investments or an interest earning account, check what notice periods you need , to avoid penalty charges later on.
